We’re delighted to see that the John Lewis Partnership (JLP) has been successful in its planning appeal to redevelop the Waitrose site in West Ealing—an important step forward in its long-term strategy to deliver much-needed housing and revitalised retail spaces.
The scheme, which will transform the existing store and car park just 350 metres from West Ealing Crossrail station, will deliver 428 new homes, including 83 affordable rented homes, alongside a modernised Waitrose store, community facility, public square, and commercial space.
The appeal was granted on the grounds of non-determination, with the Planning Inspector’s decision aligning with the government’s renewed focus on brownfield development and housing delivery near transport hubs, as outlined in the updated National Planning Policy Framework (NPPF).
This project is part of a wider £500m joint venture between JLP and the Aberdeen Group, and reflects a growing focus on social value, community engagement, and long-term resilience in the build-to-rent sector.
We’re proud to be supporting JLP through our ongoing Build-to-Rent partnership, helping to bring forward high-quality, community-focused developments like this one.
