Milligan is working with The Hill Group as commercial leasing partner for City Centre South, a major mixed‑use regeneration scheme delivering over 1,500 new homes alongside a significant retail, leisure and food and drink amenity in Coventry city centre. Working with Hill Group and Coventry City Council, our role is to shape and deliver a commercial strategy that supports both the residential ambition and the wider regeneration of the city.
City Centre South occupies a strategic location, linking established city‑centre anchors including Coventry Market, The Wave and adjacent retail and leisure destinations. The scheme is designed to complement Coventry’s existing amenity, extending activity, dwell time and choice, while supporting a more balanced city‑centre economy.
Our role
Milligan is responsible for the commercial leasing strategy and delivery, including setting the retail and leisure vision, advising on unit mix and phasing, and leading market engagement with potential occupiers. Our work ensures that commercial decisions are embedded early within the development process and aligned with design, infrastructure, and residential phasing.
The approach
The commercial strategy focuses on a diverse mix of regional brands, local independents and convenience uses, designed to serve residents, surrounding communities and a growing city‑centre catchment.
By working closely with The Hill Group’s team and maintaining ongoing dialogue with the local authority and stakeholders, Milligan is helping to deliver a commercial offer that enhances the city centre, supports long‑term value and contributes to Coventry’s continued regeneration.
